Title Insurance

Hassle Free Home Buying

For a one time premium Title insurance protects against many of the risks attached to home ownership, such as errors in land-registration documents, zoning infractions and even fraud or forgery.  If any of these problems come up at any time in the future the insurer will pay for legal damages.  Without Title Insurance the buyer might have to cover such claims.  Title Insurance can mean No Survey and No Delays.

Title Insurance can save hundreds of dollars in legal costs by making the real estate lawyer's job easier.  It is the lawyer's responsibility to certify "title" which refers to a person's legal ownership of property. Traditionally the lawyer must track down unregistered documents through provincial, municipal or corporate offices, each at a fee - sometimes as much as $100 per search.  Any defect could affect the buyer's ability to later resell their property.

Most major financial institutions now accept Title Insurance in lieu of a survey, saving homeowners time, and the cost of having a survey prepared.  Some title insurers offer customers other valuable services such as deferred closing costs, enabling home buyers to put off paying for closing costs such as legal fees, disbursements, their title insurance premium, and land transfer tax for up to six months, interest free, on approved credit.

Title Insurance is available through lawyers right across Canada.  There is a one-time premium, and the policy stays in effect for as long as the insured owns the property.
